Cycling Notary

While both roles involve notarial acts, Notary Signing Agents have additional training and expertise in handling real estate transactions and loan document signings. A Notary Signing Agent is a specialized Notary Public focusing specifically on facilitating loan document signings in real estate transactions. They are hired by title companies, lenders, or signing services to ensure proper execution, notarization, and timely return of necessary documents. 

If you are not dealing with loan documents, you will likely only require Notary Public services.

As a Notary Public, I am authorized to perform various acts. Typically, you will be given a certificate and you won't need to know what kind of act is required. However, you can also review this list of possible acts/certificates:

• Acknowledgement - a notarial act in which the signer confirms to me, the notary public, that they have willingly signed a document and understand its contents. I will verify the signer's identity and ensure they are acting without coercion before notarizing the document. 

• Oaths/Affirmations - a verbal promise made by the signer to tell the truth or to fulfill a specific commitment. I will administer the oath or affirmation in the presence of the signer, ensuring the individual understands and willingly makes the pledge. 

• Copy Certification - in which I will verify that a photocopy of a document is a true, accurate, and complete reproduction of the original. This process ensures the authenticity of the copied document for legal or official purposes. 

• Witnessing or Attesting a Signature - I will witness the signing of a document by an individual and confirm their identity. This ensures that the correct person has signed the document and helps prevent fraud. 

• Protesting Commercial Paper - involves certifying that a negotiable instrument, such as a check or promissory note, has been dishonored (not accepted or paid). This formal process provides evidence of dishonor and may be used in legal proceedings. 

• Administering and oath/affirmation without a signature - I will administer an oath or affirmation to an individual who is not signing a document. This is typically done for individuals who need to make a verbal declaration under oath or affirmation for legal or official purposes. 

• Jurats - in which the signer swears or affirms that the contents of a document are true, and I will witness the signer's signature. This act requires the signer to be physically present and provide satisfactory identification. 

My primary responsibility is to ensure that the signer of a document is who they claim to be and that they are entering into agreements willingly and without coercion. 

I charge a fee of $10 per notarial act.

As a Notary Signing Agent, I specialize in facilitating loan document signings for real estate transactions. As a Notary Signing Agent, my primary responsibility is to ensure the accuracy and completeness of all loan documents, facilitating a seamless closing experience for all parties involved. I charge a fee of $150 per signing package.
